The DHS-Nebraska Avenue Complex master plan includes a secure 37-acre campus with 1.22 million square feet of flexible office space, fitness facilities, childcare, and conference areas. The development preserves historic buildings and promotes a pedestrian-friendly environment with new parking solutions.

DHS-Nebraska Avenue Complex master plan provides guidance for the development of a secure 37-acre campus for the Department of Homeland Security (DHS). It creates a framework for a total development of 1.22 million gross square feet to accommodate 4,200 seats. The campus is a historic site with prior uses by the Mount Vernon Seminary School for Girls starting in 1916, the U.S. Navy starting in 1943 and by DHS starting in 2003. The master plan responds to unique site conditions such as Ward Circle by contributing a signature building on this important intersection.

The plan is intended to be flexible and envisions administrative office space with supporting shared uses such as physical fitness, cafeteria, child care, conference and training facilities. The development renovates existing buildings that contribute to the historic site. In an effort to make this a primarily pedestrian campus, limited parking will be provided within the level V security limits while a new parking garage will be built on the outskirts of the campus. The new program includes: new offices, child care, cafeteria, physical fitness facilities, conference areas and parking garage.
